What is this property's Price / m² when Property Area and Construction Area are weighted by their modeled asking-price relationships in the selected market?
Methodology
Weighted PPM2 = P / (L + rC) · r = βC / βL
L is exact Property Area; C is exact Construction Area. Every eligible reference observation uses the same established r with its own observed P, L and C. The percentiles describe this reference distribution; they are not a valuation interval.
One exact, bounded reference population establishes the fitted relationship ratio and the weighted distribution. The denominator is an analytical weighting, not physical or equivalent area. P is current asking price or monthly asking rent, normalized to CRC on the analytical date. This describes observed asking-price evidence, not property value, a recommended price or causal contributions.
P25, median and P75 use linear interpolation at (n−1)p. Position uses counts below plus half of ties, divided by n. The complete reference population is retained; there is no trimming, extrapolation, automatic broadening or alternative weighting.
Weighting is cohort-specific and observational: Weighted uses one linear asking-price model with an intercept, HC3 covariance, approximate nominal 75% Fieller inference, and its approved 25% interval and influence tolerances. Cross-source physical duplicates remain unresolved. Complete canonical acquisition does not prove complete real-market coverage. The reference distribution is descriptive, not a recommended range; ratio uncertainty is not propagated into Weighted Price / m².
